West Chandler gains in report

Economic doldrums aside, a new bit of optimism may be brightening the outlook for housing growth in west Chandler.

The city Planning Division’s June 1 report suggests that interest may be percolating again in the development of single-family dwellings west of the Price/101 freeway.

“We’re starting to see inquiries regarding some of the few remaining parcels available for development,” said principal planner David De la Torre, who authored the report.

Two parcels in particular—one at the northeast corner of McClintock and the 202 freeway, another just west of Chandler Fashion Center—seem to be attracting the most interest, he said.

The 202-area parcel was approved for single-family development several years ago before it was needed by the Arizona Department of Transportation for freeway right-of-way.

A second site generating interest is one west of the Windmill Inn near Chandler mall. “It originally was zoned for mixed-use, and we’re now being asked about the possibilities of it being rezoned (for housing),” De la Torre said.

While permits for single-family dwelling units increased by only 34 during the last year, De la Torre said interest appears to be growing, either from the original developers or by new companies that have taken over uncompleted properties.

Such developments may have had roads and other infrastructure completed several years ago, but the projects themselves became stalled, he said. Now, whether by the original owners or new ones, some of those parcels seem to be attracting new attention.

“It’s kind of exciting to see some renewed interest in these,” said De la Torre. 

Although the areas being eyed could not support a large number of homes, De la Torre said, their development would mark a milestone in Chandler’s development because they represent  the few land parcels still available for residential subdivision.

As to the significance of  his latest report, De la Torre said he expects to see “continued slow growth” in the next few years.
