A two-square-mile area in west Chandler has been listed among America’s Best Neighborhoods for the Money by NeighborhooodScout.com , a popular web site and search engine that provides real estate and demographic data to assist home buyers and businesses with their relocation decisions.
The area is located in the Twelve Oaks area of Chandler on the south side of Chandler Boulevard between McClintock Drive and Kyrene Road and includes a number of subdivisions, including Twelve Oaks, Glenview Estates and Suncrest Villas.
The area’s top 20 ranking appeared in an article posted on Walletpop.com , AOL’s consumer finance site.
The ranking was the result of analyzing a variety of neighborhood data including public school ratings and test scores, crime rate statistics, home prices, real estate appreciation rates, and neighborhood demographic information such as education and income levels.
Andrew Schiller, a PhD geographer and the creator of NeighborhoodScout.com, said the neighborhoods are not the least expensive neighborhoods, but rather premium neighborhoods at remarkable bargain prices for their metropolitan area.
“Best neighborhoods for the money are neighborhoods that combine many premium qualities, including excellent public schools, low crime rates, many large, owner-occupied single family homes, and neighbors with four-year college degrees, master’s degrees, MDs or PhDs, but where median home prices are surprisingly low compared to other premium quality neighborhoods in the area,” Schiller said.
The web site listed median home values in area of $272,000 and indicated a person would have to pay nearly $520,000 for a similar home in a “Comparable Premium Neighborhood” elsewhere in the Phoenix area.
Resident Kathy Estrada has lived in the neighborhood for 16 years.
“I love my neighborhood because of the improvements made with the addition of the mall and because everything is so conveniently located,” Estrada said. Glenview Estates resident Dan Courtney said he likes the neighborhood’s low crime and proximity to Interstate 10, the Price Freeway and Santan Freeway.
The neighborhood is in the Kyrene School District and is close to Chandler’s Desert Breeze Park, West Chandler Aquatic Center, Sunset Library and a police substation and fire station.
